Mr. Graham did a fantastic job getting our house sold without compromising the value of it. We had heard of other realtors selling houses in record amounts of time, but often the asking price did not accurately reflect the value of the house. When we sat down with Joe, he shared with us research he had done on comparable houses in the area, and helped us to develop a solid asking price. He took into consideration the fact that we needed to sell quickly, as we were relocating, but wasn't in the business to merely advertise he could sell quickly, but more so that he was in the business to help us out, and to honour our wishes.

Joe walked through our home and offered suggestions based on his experience to make our house as appealing as possible. Some interior work was noted, such as painting, and he was quick to recommend us to the Coldwell Banker Concierge service. The next day we were put in touch with 3 different painters who were all highly reputable, and we were able to get estimates in order to complete the work as soon as possible. We were very impressed with the professionalism the concierge service had to offer, and we were so glad that we were not left having to flip through the phone book, and hope we were getting someone who would do a good job for a fair price.

Once our house was listed, Joe was prepared with a plan to have our house marketed to as many potential buyers as possible. Not once were we left wondering if he was doing his job. He held various open houses and realtor tours to gain maximum exposure, and he provided copies of the papers where our property was listed.


Joe was also great at communicating activity on our house to us, and following up with other realtors who had shown the house so that we could know whether or not there was anything we needed to do with regards to feedback. Overall, we were extremely pleased with the sale of our home by Joe Graham, and would recommend him to others.

Joseph Graham was the realtor in charge of selling our home in Aurora, IL. We are writing this letter to give testimony to the excellent job he did in preparing, marketing, and getting our house sold.

We began the process of selling our home in August of 2006. We signed with a realtor at another company. After a lack of communication from that realtor, little action on their part, and a slow market, our house expired from its contract in January of 2007. This caused us some distress because we had a contract on another house out of state, and we needed to move.

The week that our house expired, Joe called us on the phone and informed us that he was interested in our business. We shared the concerns we had with our previous experience, and he was able to answer all of them. We were very pleased with the package that he presented us. The planning, marketing, and communication were all in place. He gave us excellent recommendations as to what we could do to the house physically to help it sell, as well as a pricing strategy. He communicated with us regularly, setting up email notifications of any activity, providing us with reports, and making phone calls.

After a great deal of work on our part to implement the changes that he had recommended, which were well worth it, our house went back on the market near the end of January 2007. Within the first week we were getting regular requests for showings, and the feedback was positive. Less than ten days after going back on the market we had an offer. Joe negotiated well on our behalf, and we were able to lock into a contract that we were happy with.

It is now March of 2007 and we are getting ready to relocate like we had hoped. Thank you Joe for all the work you did to help us. It is very truly appreciated. I can highly recommend him to anyone looking to sell a home. He does a fantastic job!
